Strategic repositioning

Your property is not selling? Relaunching a sale that has stalled

Your property has been on the market for months. When a property is not selling, it is almost never the market: it is the price, the presentation or the buyer targeting. A fresh look across La Côte and the Lake Geneva region, and that can be put right.

An honest diagnosis

Why a property stays on the market

In almost every case, a stalled sale comes down to three causes. Often combined. All of them fixable.

01

A price positioned wrongly

Overvalued by 5 to 10 %, a property generates no viewings at all. Buyers compare, then rule it out. The more time passes, the more the property loses credibility and becomes hard to sell, even at the right price.

02

A weak presentation

Smartphone photos, a generic description, nothing shown to its best advantage. The listing creates no emotion. In a competitive market, a poorly presented property is quite simply an invisible one.

03

Poor targeting

Publishing a listing and waiting is not enough. Without targeted distribution to the right buyers, without follow-up or adjustment to viewers’ feedback, the property gets bogged down on the portals.

A fresh look

The truth, and not only about the price

When a property stalls, I do not simply suggest a price cut. I take the file back to square one: analysis of buyer feedback, a new valuation based on recent transactions, a complete rework of how the property is presented, then back on the market as though it were a new one.

I am not here to please you with a flattering valuation. I put myself in the shoes of today’s buyer: the one who spots the smallest flaw, who knows the market and who sometimes uses AI to compare. So I tell you the truth about everything: the price, of course, but also what is holding back your viewings, what devalues your property in buyers’ eyes and everything that can be put right. A full diagnosis, for a healthier sale. Without over-promising: my aim is not to hold on to the mandate for as long as possible, it is to sell, at the best price and within a controlled timeframe.

The method

My relaunch strategy

1

Analysis

I pinpoint exactly what is holding things up: price, presentation, distribution channel, feedback from viewers. Every situation is unique.

2

New valuation

I recalibrate the price on the basis of recent transactions and of the properties you are actually competing with. A price that finally triggers viewings.

3

Professional presentation

Professional photography, drone video, floor plans, a rewritten description. Your property goes out again as something new on the market.

4

Targeted campaign

Strategic distribution, a network of qualified buyers, follow-up on every viewing. Every piece of feedback is analysed and acted upon.

Rated 5 out of 5

“After a year on the market and several agents, no one had been able to tell me what was really blocking the sale of my house. Rémi saw the problems straight away and took charge. It sold at the exact price he had valued it at, to the buyer profile he had predicted. A straightforward, strategic professional who genuinely stands up for his clients. I recommend him to any owner.”

Your questions

Frequently asked questions

I am still under mandate with another broker. Can I contact you?

Of course. A phone conversation gives you an outside view of your situation. If you decide to change broker, we will go through the contractual terms and notice periods together.

Will the price have to come down?

It is often one of the levers when the asking price was set too high, but it is not the only one. A property can stall because of its presentation, its visibility or poor targeting. Only a concrete analysis can establish where to act first. That is what I do during our first conversation.

How do your fees work?

My fees are success-based: you only pay once the property is sold. No sale, no fee.

How long does it take to relaunch a sale?

It depends on each situation. Sometimes a reworked presentation and a new valuation are enough: allow 1 to 2 weeks. In other cases, temporarily withdrawing the property from the market is needed in order to relaunch with more impact. I analyse case by case, taking your timetable and your constraints into account.
