How does your valuation work?
My valuation is based on a comparative market analysis (recent transactions of similar properties), your property’s features and current trends in the Nyon district. Call me to discuss it: a first phone conversation already helps frame your project.
How quickly do you sell a property on La Côte vaudoise?
It typically takes 2 to 6 months depending on the type of property, its price and the market. Thanks to a fair valuation and a targeted marketing campaign (videos, virtual tours, social media ads), I work to shorten that time while securing the best price for you.
What are the costs of selling a property in Switzerland?
For the seller, the main costs are the brokerage commission (due only if the sale completes), the cantonal capital gains tax (on a sliding scale based on how long you’ve owned the property) and, where applicable, an early mortgage repayment penalty. In the canton of Vaud, notary fees and the transfer duty (around 3.3%) are in principle borne by the buyer. I explain everything transparently at our first meeting. Zero nasty surprises.
