Selling a property as part of an estate
A family property is not a property like any other. As a USPI-certified broker in Coppet, I support you across La Côte and Terre-Sainte with discretion and neutrality, so the sale can be handled calmly, with regard for each heir and in coordination with your notary.
What is at stake in an estate sale
Beyond the transaction, an inheritance touches a family’s history. My role is to take charge of the property side to make this time lighter, without ever rushing things.
Neutrality between heirs
I stay equidistant from every heir. My role is not to arbitrate your relationships, but to provide an objective, shared basis for deciding together, in confidence.
A fair estate value
I establish a rigorous, documented valuation of the property, which serves as a common reference and can be submitted to the notary and to the tax authorities.
Coordination with the notary
I work directly with the notary handling the estate and adapt to the pace of the legal and tax formalities. You do not have to coordinate it all yourself.
Absolute discretion
Every situation is delicate and remains strictly confidential. As a USPI-certified broker, I am bound by a strict code of conduct, at every step.
Step by step, at your own pace
Valuing the property
A professional, reasoned valuation, offered as part of a sales mandate, to set a fair price accepted by all the heirs.
Coordination
Acting as the interface with the notary, the heirs and any representatives, so that everything moves forward clearly and at a single pace.
Bringing it to market
Careful, discreet marketing, with clear positioning on the local market of La Côte and Terre-Sainte.
Sale and signing
Negotiation, notarial support through to the signature, and a transparent distribution between the heirs.
« After our mother died, Rémi handled the sale of the flat with great tact. There were three of us as heirs and everything went calmly. »
D. family, Nyon, 2024
« The estate was complicated, with heirs living abroad. Rémi coordinated the whole thing with patience and rigour. The sale was concluded in four months. »
N. family, Céligny, 2026
What I am often asked
Can a property be sold before the estate procedure is complete?
Yes, under certain conditions. If all the heirs agree, the sale can be prepared in parallel with the notarial formalities. I support you through that coordination, working with your notary.
How do you set a price that all the heirs accept?
I carry out a professional, independent valuation based on real local market data. That written report serves as an objective basis for agreement between the heirs.
What if one heir does not wish to sell?
Several options exist: another heir buying out the share, letting the property, or mediation. I point you towards the options best suited to your situation, without imposing anything.
What costs are involved in an estate sale?
Costs vary from canton to canton (property gains tax, transfer duties, notary fees). I give you a clear overview of the whole picture before any decision is taken.
