Why a property stays on the market
In almost every case, a stalled sale comes down to three causes. Often combined. All of them fixable.
A price positioned wrongly
Overvalued by 5 to 10 %, a property generates no viewings at all. Buyers compare, then rule it out. The more time passes, the more the property loses credibility and becomes hard to sell, even at the right price.
A weak presentation
Smartphone photos, a generic description, nothing shown to its best advantage. The listing creates no emotion. In a competitive market, a poorly presented property is quite simply an invisible one.

When a property stalls, I do not simply suggest a price cut. I take the file back to square one: analysis of buyer feedback, a new valuation based on recent transactions, a complete rework of how the property is presented, then back on the market as though it were a new one.

Will the price have to come down?
It is often one of the levers when the asking price was set too high, but it is not the only one. A property can stall because of its presentation, its visibility or poor targeting. Only a concrete analysis can establish where to act first. That is what I do during our first conversation.
How do your fees work?
My fees are success-based: you only pay once the property is sold. No sale, no fee.
How long does it take to relaunch a sale?
It depends on each situation. Sometimes a reworked presentation and a new valuation are enough: allow 1 to 2 weeks. In other cases, temporarily withdrawing the property from the market is needed in order to relaunch with more impact. I analyse case by case, taking your timetable and your constraints into account.
